Home Inspections

If you don't already have a home inspector in mind, you will end up choosing one at the time the purchase agreement is drafted, or just after.  A home inspection is a critical component in a purchase agreement.  In order to avoid a conflict of interests, this is a closing cost best paid for by the buyer.

 

In the current market, most inspectors (like appraisers) will require payment up front.  This is for the simple reason that a reasonable percentage of real estate transactions do not close, and inspectors don't like to work for free.  The average cost of a home inspection is between $200 and $350, depending on who you hire.  This covers a general inspection of the major mechanical systems, the roof, visible plumbing lines, electrical boxes and outlets, moisture intrusion and other items.  Other inspections, such as mold and radon are separate.

 

Termite inspections are relatively inexpensive (under $100) and required by most lenders.  Some general inspectors also perform pest inspections.  Otherwise, a separate inspector is hired.  If termites are found, it is recommended that a different pest inspector is hired to perform the treatment.  This is to avoid conflicts of interest.
